The best air in Vienna – a family refuge on Wilhelminenberg

Nestled in mature trees, with views in every direction and rooms that change with the light - this is Villa Kokoschka - designed by Johannes Spalt

Oskar Kokoschka bought the villa on the Gallitzinberg, built around 1900, around 100 years ago and owned by the family ever since.

Kokoschka's connection to Vienna began during his school years, which he spent at the Imperial and Royal State Secondary School in Währing and at the School of Applied Arts, now the University of Applied Arts.

Thanks to his earnings as a young, aspiring artist, he had enough money in the 1920s to purchase a villa for his family on the Wilhelminenberg.

He wanted to keep his family together there, where the air is the best in Vienna, as his father suffered from a lung disease. The Fondation Kokoschka's catalogue raisonné contains five works from the years 1925 to 1935 in which the artist captured the view of the Liebhartstal valley.

But you don't have to be a Kokoschka fan to fall in love with this magnificent villa at first sight.

While Oskar Kokoschka was still alive, in the late 1970s, the two upper floors of the villa underwent a radical transformation by the renowned architect Johannes Spalt.

The previously rather modest, simple turn-of-the-century villa with a narrow roof was converted into an architectural monument that stands in the best tradition of the Bauhaus style, with whose proponents Kokoschka had been deeply connected since its founding.

Spalt, a student of Clemens Holzmeister and later rector of the University of Applied Arts, added another floor to the villa and expanded it. The result is a work of art.

The completely self-contained garden apartment was extensively renovated just a few years ago and features a terrace and access to the garden. No expense was spared here either, including the kitchen, which is by Steininger.

THE INTERIORS OF THE JOHANNES SPALT ENSEMBLE:

The interior design of the upper floors was undertaken by an equally well-known colleague of Johannes Spalt, architect Franz Kiener. A double page is devoted to the furnishings of the living spaces in Villa Kokoschka in the exhibition on Franz Kiener (published by the Central Association of Architects - pages 92-93).

In the living area, bookshelves made of bright steel beams with white compartments were designed, with a Carrara marble table placed in the center. There is also a seating group of Hoffmann chairs upholstered in white leather. The dining room features a glass table with original Hoffmann chairs. Above the table is an Otto Wagner chandelier made of brass with glass bulbs. An acrylic glass stand was designed for the bust of Oskar Kokoschka, which sits enthroned in the foyer on the first floor.

The radical transformation and expansion gives the three-story residential building a unique character that captivates the visitor immediately upon entering.

The house's character is created by its clear, geometric forms and the use of large, divided windows and plenty of wood.

The newly created attic, without slopes, is a masterpiece and has an almost Japanese feel: A wraparound terrace creates a perfect connection between inside and outside, offering panoramic views of the Vienna skyline and Wilhelminenberg Palace.

The house's living space is approximately 350 m², divided into a ground-floor apartment of almost 120 m² and a large residential unit above it on two levels with a wraparound terrace in the attic.

The villa, with the dual address Liebhartstalstraße/Starchantgasse, is located on a 1,240 m² plot and consists of three floors, with a full basement.

The house was designed around 1910 by the architect Max Kropf. The elegant and generouos layout of the rooms and halls is reminiscent of the tradition of old hunting lodges. The terrace with its simple columns adds to the comfortable, welcoming atmosphere; 450 m²  (4,800 sq.ft.) of living space stretches over three floors: several reception rooms, a fireplace room, an office, a kitchen (Bulthaup) complete with all appliances, the master bedroom with one small and one bigger bathroom, two children’s rooms and a guest room, a further three smaller bathrooms, and a total of six WCs.

The poolhouse

The large poolhouse is directly connected to the main house. There you can find the large pool (60 m²/645 sq.ft.), a steam bath, gym and wine cellar. The bowling alley is located in the garden. The guest house offers sufficient space for a whole family. Here you will find on an area of 140 m²/1500 sq.ft.: a living room, kitchen, three WCs and a spacious bathroom. The gardener's cottage measures 80 m²/861 sq.ft., and comes with a shower and WC, as well as a converted attic.

Location and Infrastructure

Nowadays many people are looking for a private refuge where they can relax and spend their leisure time in peace and tranquility. Find all that and more in your new home – which is closer than you think. From Schwedenplatz it is only a 25-minute car ride, with the last fifteen minutes mostly on the highway. The airport connection is excellent and only takes 40 minutes. Also the connection to public transportation is very good, especially to the Wien Mitte transport hub.

Living in a green and tranquil area does not mean you have to give up excellent infrastructure. A small local shop offers many everyday staples, and also houses a post office and newsagent's. The next town is only 7 minutes by car where there are grocery shops, banks, drugstores, bakeries, butcher shops, a hardware store and a garden center, as well as various doctors' offices and farmers selling organic produce at their farms. The nearby towns have weekly markets on Fridays and Saturdays. An elementary school and several pre-chools can be found in town.

Gourmet dining and recreation

Speaking of good food: a traditional gourmet restaurant is only a 5-minute walk away from your new home, so you can easily enjoy a glass of wine after a good dinner. The local wines produced in the area are not to be missed.
