The climate
The climatic conditions of this micro-location are so excellent that they deserve to be mentioned right at the beginning:
While it's a few degrees cooler on the pass in summer, you'll particularly benefit from the inverse climate, which brings sunny and beautiful weather from autumn through winter. When fog hangs in many places and everything is gray, you'll especially appreciate the extra sunny days.

The appeal of this enchanting area is constantly growing, as evidenced not only by the number of tickets sold this year for the Reichenau Festival, which just concluded with great success.
Within this World Heritage region, the municipality of Breitenstein, where the "Carlhof" and "Orthof" are located, is particularly privileged for several reasons. One advantage, for example, is that, unlike many other municipalities, the plots here are so large that there is sufficient distance from the neighbors.
Franz Werfel and Alma Mahler deliberately chose Breitenstein as their summer residence in the past, and its popularity remains undiminished. If you would like to use the property as a second home, you are in luck – the municipality does not charge a second home tax.

The success story of this region is closely linked to the construction of the Semmering Railway. Its development was facilitated by the construction of the Southern Railway, which predestined the area as a summer retreat for the Viennese nobility and upper middle class. This region also witnessed the origins of mountaineering.
Regional trains towards Payerbach-Reichenau, Semmering, and Mürzzuschlag stop at Breitenstein and Klamm-Schottwien stations. Regional express trains run towards Vienna and Mürzzuschlag on weekdays.
