Sunny and level building plot in Baden's residential quarter!

Game, Set, Match...

...and your dream house takes shape on the lovely sandy plot where once passionate tennis players played to their hearts’ content in the shade of trees! It’s not often that such a level plot comes on the market and it makes construction so much easier!

Based on a recent decision (end of September of this year) by the municipal authorities, it will be possible to build on approximately 240m²/ 2,583 sq ft of the tennis court.

There are almost no building plots left in the residential area of imperial Baden, so it’s a stroke of luck that the tennis court which currently belongs to the neighboring plot can be sold separately!

The location of the possible building is defined by the existing building alignment. There is a plan as to how to divide the plot and the separation from the total surface will be implemented in the course of the sale.

You can build on 25% of the plot, the construction classification falls between I and II, which means you can build to a maximum height of 8 meters and the building must be detached – the building alignment is visible in the attachment showing the construction plan.

Please note that an application for planning permission has been submitted to the Lower Austria authorities and is currently being processed.

The infrastructure:

Because the next exit to the highway is close by, you can reach central Vienna within 45 minutes despite traffic jams. If, on the other hand, you would like to minimize your carbon footprint, you can take a leisurely walk to Baden railroad station and catch the fast train which will take you into the city center in an hour.
